Having been approached by a property developer who had purchased a site in Wellesbourne with a planning approval for a very small dwelling, our brief was to maximise potential, secure revised planning if possible, before moving on to building regulations.
Being a green belt site, scope for extension initially looked limited. We started by looking at what could theoretically be done using permitted development rights, and then translated those gains into a planning application for alterations and extensions that was eventually well received by the planning department. Remarkably we had almost doubled the available floor areas, thus adding significant value to the potential development before a single brick had been laid.
Imaginative use of internal areas enabled additional bedroom, bathroom and family spaces to be created, along with a detached garage block, transforming a modest cottage into a deceptively spacious family home that retains a scale and character well suited to the rural location.Back
