When approached by a client who seems to have already exhausted all options when it comes to developing their site or property, there is always a temptation to pass on what could be a difficult project.

In this case our client had been through the planning system several times with other local architectural firms, all to no avail. With planning approval refused on several occasions, they seemed to be trapped with a two-bedroom bungalow on a very sizeable green belt site. Local Estate agent’s valuations were understandably low given the limited floor space, but seemed out of kilter with the size of the site, and the great location.

Accepting the commission, and using our knowledge of the constantly evolving local and national planning policies, along with our well established links with local authority planning departments, we were quickly able to establish a means of utilising permitted development rights to secure consent for sizeable extensions to this green belt property.

With the scheme almost doubling the internal floor area of the property, we created impressive interior spaces that included an open plan plan kitchen / family room, new utility and shower rooms, and additional bedroom accommodation.

The use of flat “Plateau” rooflights, and several feature apex windows to the rear, enabled natural light to flow throughout the property, connecting the building occupants with the open countryside that surrounds the site.

Happily, the scheme added great value to the property, and will no doubt provide good return on investment when the property is sold – however we really can’t see it coming to market anytime soon!
